Architectural Conditional Approval – Roof Underlayment Replacement
Dear J. Thyssen & J. Liao:
The Architectural Review Committee reviewed your architectural submittal for conformance to
the submittal requirements and the Architectural Guidelines.
Please be advised that the Architectural Review Committee approved your plans with the
following conditions:
Depending on the visual condition of your roof tiles after they have been re-installed.
You may need to power wash or clean the tiles in order to preserve the uniform aesthic
look of the community.

Architectural Conditional Approval - Solar: 30471 Via Festivo
Dear J. Thyssen & J. Liao:
The Association’s consulting architect and the Architectural Review Committee reviewed your
architectural submittal for conformance to the submittal requirements and the Architectural &
Landscape Design Criteria.
Please be advised that the Architectural Review Committee determined to conditionally
approve your plans as submitted, conditioned upon correction of the plans to conform with the
Marbella Architectural guidelines as follows:
Solar Panels
8.16.23 cond approved -
Section 6.6.9 States “ Piping and electrical connections shall be located directly
under and/or within theperimeter of the panels, when possible, and placed as
inconspicuously as possible when viewed from allangles. Sub-panels and/or
invertors and similar equipment shall not be placed in street view.”
Section 6.6.5 States “All panels must be solid black.”
Please submit your revised plans reflecting that the above conditions have been met to
Seabreeze Management. Upon receipt, they will be reviewed by the Association Architect for
