This address has been cleared by SMWD to proceed with construction per the submitted plans.
There appears to be no impact to Public Water and Sewer; however, SMWD will provide final
clearance after the pool is constructed and backflow device is inspected.
PLEASE NOTE: SMWD must be notified 48 hours prior to installation of the backflow device. Once
installed, SMWD will inspect the device. Backflow device must be tested by an approved backflow
tester with a Backflow Assembly Testing Certification from an ANSI accredited organization. After
device inspection and successful device testing, SMWD will provide final clearance.

Dear H. Abghari & N. Teymoorian:
Your architectural plans (landscape, hardscape, pool, spa) were reviewed by the
Architectural Review Committee at their most recent Committee meeting.
After review of the plans submitted, the Committee determined to approve your
architectural application as submitted with the following comments:

-Any changes to the approved plans must be submitted to management with an
updated set of plans. Those plans will be sent to the architectural review
committee for another review.
-The plans and setbacks from all structures must be approved by the City of San
Juan Capistrano. It is the Homeowner’s responsibility to obtain any required city
and/or county permits.
-All plants, walls and structures must be set back a minimum distance of 12” from
the association maintained wrought iron fence.
Please be advised that if your plans have been approved, they are subject to acquiring
any required City/County permits (if applicable), and work must be completed within
the timeframe as stipulated in your governing documents.
