1. Consideration of Zone Variance (ZV) 23-001; Reeves Residence Addition: A request to deviate from Section 9-3.301 of Title 9 of the Municipal Code, which requires a minimum 30-foot front yard setback for primary structures
within the RSE-40,000 zoning district and finding that the Project is
categorically exempt from the California Environmental Quality Act (CEQA) under CEQA Guidelines Section 15303 (New Construction or Conversion of Small Structures). The Applicant is proposing to establish a 20-foot front yard setback for a proposed addition to an existing single-
family residence at 26945 Berkshire Lane (Assessor Parcel Number: 650-
