EXCLUSIONS AND CLARIFICATIONS
EXCLUSIONS
1. Impact Fees.
2. Plan Check and Permit Fees.
3. Relocation and Moving Costs.
4. Temporary Office Facilities and associated Tenant Improvements.
5. Construction Management consulting fees.
6. Legal Fees.
7. Cost overruns.
8. Modify City Hall to Steel Frame in lieu of Wood.
9. Repurpose Community Center for Council Chambers.
10. All IT and Audio -Visual Equipment unless clearly identified on the plans. See clarification
item 22 below.
11. Take -A -Number (TAN) Queue management and information kiosk system for the "One-
stop Shop" public counter. See clarification item 23 below.
12. Extended Warranties on any materials unless explicitly called out on the plans and
specifications.
13. Service agreements beyond what is explicitly called out on the plans and specifications.
(i.e. pool cleaning, landscape maintenance, security monitoring, fire authority annual
inspections., etc.)
CLARIFICATIONS
14. Owner (City) is responsible for any/all plan check, all permit & all local /municipal utility
and inspection fees.
15. Payment and Performance Bonding will be required for the City Hall building only.
16. Construction Surveying is by General Contractor.

17. Electrical systems are per plans and code. Switch gear manufacture shall be "or equal,"
Feeders and sub -feeders are SER and or Aluminum as allowed/required by code. Units are
wired in Romex. Decora switches/ Standard receptacles - Color to be white
18. Fire Alarm System is Design -Build to meet codes and requirements. (Plan check and
permits to be reimbursed by Owner (City)).
19. General Contractor may be allowed to value engineer materials and equipment as
acceptable and approved by Developer, Owner (City) and their Design Consultants.
20. All Project Signage will be provided by Developer (Jamboree) and coordinated and
installed by the Contractor. All ancillary structures to support the installation of the
signage are part of the Contractors scope of work and identified in the contract documents.
(i.e. monument pedestal, directory pedestal, etc.) All mechanical, electrical, data,
communications requirements, etc., will be properly identified in the contract documents
to be provided and installed by the contractor.
21. All Furniture and Equipment will be provided by the Developer (Jamboree) and
coordinated and installed by the Contractor. A furniture plan and schedule will be included
in the contract documents for coordination only. All mechanical, electrical, data,
communications requirements, etc., will be properly identified in the contract documents
to be provided and installed by the contractor.
22. All Audio -Visual Equipment will be provided by the Owner (City) and coordinated and
installed by the Contractor, except TVs in the conference rooms, lobby, and City
Manager's office. A Technology plan and schedule will be included in the contract
documents for coordination only. All Structured cabling, mechanical, electrical, data,
communications requirements, etc., will be properly identified in the contract documents
to be provided and installed by the contractor.
23. Take -A -Number queue system and barrier stands will be provided by the Owner (City)
and coordinated and installed by the Contractor. The system and its requirements will be
included in the contract documents, Technology plans.
