SEEI.LEIDCma_5 ¥ Electrical Basis of Design I Poseo AdelantoI November 4, 4071 Transformer: One (1) 1200 amp transformer at 208/120v 3-phase to feed the building. The transformer will be located on site with a conduit connection to main electrical switchgear located outside the building. Building Electrical Service: The electrical services shall be centralized in the building to minimize voltage drop to sub -panels located within the building. Main service equipment shall be 1200 Amp rated 208Y/l20V, 3-phase, 4 -wire, NEMA 3-R rated installed on a concrete pad outside the building. Service shall fee disaggregated panelboards within the building as required. Meterina: Electrical service will have a single meter for the entire building. Building Wiring: Feeders rated < 100 Amps shall be Copper. Feeders rated > 100 Amps may be Aluminum. All elevator, HVAC, and large motor feeders shall be Copper. Branch circuit wiring shall be copper conductors in EMT conduit or MC cable. Type NM cable (Romex) will not be permitted. Electrical Distribution: Electrical distribution will be designed to meet California's 2019 Title 24 Energy Code and all local amendments. This requires separation of loads by type. Separate electrical panels will need to be provided to serve the following spaces: lighting, HVAC, water service equipment (including water heaters and pumps), receptacles, elevators, and EV charging stations. Emergency Power: An emergency generator is not required in the building. Emergency egress lighting will be provided by individual battery backup fixtures (unit equipment) along the path of egress and at the exit discharge. Exit signs shall contain integral battery backups (unit equipment). Lighting: Lighting will be designed to meet California's Title 24 Energy Code. Occupancy sensors will be provided in all spaces (including corridors, stairs, offices, and storage rooms). All lighting to be high efficacy LED and 0-1 OV dimmable. Adjacent to all window daylighting areas, provide automatic daylight sensing controls as required by Title 24 (rooms > 100 sgft with >120W in primary/secondary daylight areas). All lighting in offices, open office areas, and common areas will be provided with manual dimming controls to meet Title 24 multi-level requirements. Lighting in all areas with a LPD > 0.5W/sgft are to be controlled by a dimming or stepping system capable of automatically reducing the total building lighting power by 15% from a demand response signal. Shall be supplied with half -hot receptacles marked "controlled" which are controlled by the room occupancy sensors. Controlled receptacles will be. Install at least one controlled receptacle within 6 feet from each uncontrolled receptacle or install a split -wired receptacle with at least one controlled and one uncontrolled receptacle. Solar Photovoltaic: (2) 3" Conduits will be supplied to roof area to facilitate a future solar ready roof. EV charaers: 1" conduit only shall be provided for 10% of all parking spaces within the parking lot. Each 1" conduit shall have a reserved load of 8.32 kW at the building electrical service. Site Liahtina Site lighting shall be designed to provide a 1.0 footcandle minimum on all parking and walking surfaces. All fixtures shall be LED and shall have an integral dimming motion sensor capable of reducing the lighting power by a minimum of 40%.
