Continued Consideration of Administrative Approval (AA) 21-001; San Juan Hills Golf Club Fencing, A request for after-the-fact approval of an Administrative Approval per Municipal Code Section 9-2.303(a)(4) to allow the installation of 500 linear feet of new fencing, along with trees planted adjacent to the new fencing, on the Golf Club’s western property line, adjacent to Avenida Larga (Project Manager: Jeffrey Graham, Contract Planner). E. NEW BUSINESS: None. F. PUBLIC HEARINGS: 1. Consideration of Grading Plan Modification (GPM) 19-007 & Zone Variance (ZV) 19-005; Harris Residence: A request to modify the grade on an existing vacant parcel to accommodate a new single-family residence and two accessory structures at 30731 Toyon Drive (APN:650-181-13). The proposed grading activities involve 1,250 cubic yards of cut, 300 cubic yards of fill, and a series of retaining walls up to 6.7’ in height. The applicant is also seeking zone variance approval to allow for a reduction of the minimum 150-foot front yard setback and to exceed the 40% maximum width limit for an attached deck.
