•Establishes validity of entitlements and Project EIR
•Identifies developer obligations including:
•Trail dedications
•Off-site traffic improvements and/or fair share
payments for improvements around project site
•26 affordable housing units

Requested DA Extension
•Applicant requesting a 3-year DA extension to allowmoretimetoobtainagencypermits.
•April 27,2021 PC recommendation:
•Approve 3-year DA extension
•Require Applicant to pay City an in-lieu fee if project’sequestrianfacilityisnotconstructed,with the in-lieufeeutilizedforequestrianuses.

•3-Yr extension to 6-7-24 w/ability for City to extend for anadditional3years
•Project equestrian facility for a minimum of 140 horses
•Applicant to complete equestrian facility in 6 years
•Applicant to pay $2M public benefit fee to City &provide 3-acre passive use open space for 12 City events/year ifequestrianfacilityisnotconstructedin6years
