LEASE AGREEMENT

THIS LEASE made and entered into as of the 1st day
of July, 1968, by and between CAPOVAL CORPORATION, INC.,
a California Corporation, hereinafter referred to as "LESSOR",
and the CITY OF SAN JUAN CAPISTRANO, a Municipal Corporation,
hereinafter referred to as "LESSEE";
R E C I T A L S
A. The LESSEE has for some time been occupying
the premises located at 31762 Camino Capistrano in the City
of San Juan Capistrano as a City Hall under a lease from the
Roman Catholic Archbishop of Los Angeles. The LESSOR herein
holds the property which is the subject matter of this lease
under a master lease from said Roman Catholic Archbishop of
Los Angeles.
B. Both the LESSOR and the LESSEE desire to enter
into a lease for a term certain and each desires an adjustment
of the rental paid under the former lease to which reference
is made in paragraph A hereof.
C. It is the desire of the parties hereto to enter
into a lease for a period of two years at the rate of $450.00
per month, with an option on the part of LESSEE to continue
said lease for a period of 90 days beyond the end of the term
certain.
NOW THEREFORE, in consideration of the mutual cov-
enants herein contained, it is hereby agreed as follows:
1. THE LESSOR does hereby let, lease and demise to
LESSEE the following described property, to wit:
That certain store building in the City of
San Juan Capistrano, presently occupied by
LESSEE, and designated as 31762 Camino Capi-
strano, San Juan Capistrano, California.

for a term of two (2) years commencing on the lst day of
July, 1968, and ending on the 30th day of June, 1970, at
an annual rental of FIFTY-FOUR HUNDRED DOLLARS ($5,400.00),
lawful money of the United States, payable as follows:
The sum of Four Hundred Fifty Dollars ($450.00)
payable on or before the first day of each and every month
during the term hereof. Any adjustments necessary to make
such rental payments current at the rate above set forth
shall be paid by LESSEE on the date of execution of this
lease.
2. LESSOR agrees that LESSEE may continue said
lease and the occupancy of said premises for a period not
to exceed Ninety (90) days beyond the end of the term cer-
tain if it becomes necessary to effect orderly removal to
new quarters. It is further agreed that LESSEE, if able
to relocate its facilities at an earlier date, may termin-
ate this lease without penalty or obligation for the bal-
ance of the rent upon giving thirty (30) days written notice
to LESSEE.
3. LESSOR agrees that LESSEE may sublet a portion
of the demised premises with the written consent of LESSOR;
provided, however, any subletting by the LESSEE shall not
relieve LESSEE of the obligation for the rental payments
herein set forth, and such consent must be had upon each
proposed subletting.
4. LESSOR shall pay all real property taxes on
the real property involved herein, and the LESSEE agrees to
insure or hold harmless the LESSOR for any injuries or
damages that may be the direct result of its occupation
of the premises.
5. The respective addresses of the parties hereto
for the purpose of serving notices are as follows:

Any written notice required under the terms and provisions
hereof shall be deemed to have been given upon mailing the
same to the respective addresses hereinabove; set forth.
6. It is understood and agreed that LESSOR shall
have the obligation of maintaining the roof and the outside
of the building occuped by LESSEE, and LESSER shal have
the obligation of maintaining the inside of the building oc-
cupied by it.
IN WITNESS WHEREOF, the parties have cause this

LEASE AGREEMENT
THIS LEASE made and entered into this 24th
day of November 18650 by and between the
ROMAN CATHOLIC ARCHBISHOP OF LOS ANGELES, a corporation
sole, hereinafter referred to as "LESSOR", and the CITY
OF SAN JUAN CAPISTRANO, a Municipal corporation, herein-
after referred to as "LiSSEE";
R E C I T A L S:
A. The LESSEE has for some time been occupying
the premises located at 31762 Camino Capistrano in the City
of San Juan Capistrano as a City Hall under a month-to-month
tenancy from LESSOR.
B. Both the LESSOR and the LESSEE desire to enter
into a lease for a term certain with an option for renewal,
and each desires an adjustment of the rental paid, the LESSEE
recognizing that from the time of its original occupancy of
said premises the LESSOR has been most considerate in keeping
the rental at a minimum.
C. It is the desire of the parties hereto to enter
into a lease for a period of three years at the rate of $300.00
per month, with an option on the part of LESSEE to renew said
lease for a period of two additional years at a rental to be
mutually agreed upon.
NOW$ THEREFORE, in consideration of the mutual cov-
enants herein contained, it is hereby agreed as follows:
1. The LESSOR does hereby let, lease and demise to
LESSEE the following -described property, to -wit:
That certain store building in the City of
San Juan Capistrano, presently occupied by
LESSEE, and designated as 31762 Camino Capistrano,
San Juan Capistrano, California,

for a term of three (3) years commencing on the lot day
of July, 1965, and ending on the 30th day of June, 1968,
at an annual rental of THIRTY SIX HUNDRED DOLLARS (3600.00),
lawful money of the United States, payable as follows:
The sum of Three Hundred Dollars ($300.00)
payable on or before the 1st day of July, 1965, and the
sum of THREE HUNDRED DOLLARS ($300.00) payable on or
before the first of each and every month during the
term hereof. The LESSEE shall pay all bilis for utilities
used in the operation of the premises.
2. LESSOR agrees that LESSEE may renew said
lease for an additional two-year period upon written notice
of intention so to do given to LESSOR within three (3)
months prior to the end of the term hereof; provided further
that said option shall be subject to the re -negotiation of
the monthly rental to the mutual satisfaction of the parties
hereto.
3. LEssor agrees that LESSiZ may sublet a portion
of the demised premises with the written consent of LESSOR;
provided, however, any subletting by the LESSEE shall not
relieve LESSEE of the obligation for the rental payments
herein set forth, and such consent must be had upon each
proposed subletting.

City Hall Facilities
Transmitted herewith please find copies of the executed
Lease Agreement providing for the City Hall facilities for
a period of time ending June 30, 1970.
Further be advised that it is the opinion of this office
that the intent of the Cfty Council with regard to Item 2,
page 2, that any consideration of extension into a 90 day
period would have to be qualified by the obvious construction
of facilities located elsewhere and that occupancynvould in
fact occur no later than the extension of that 90 day period.
