The three discretionary zoning entitlements approved by the Planning Commission and Design Review Committee include a 23,999 square foot addition, a 1,113 square feet food court for a total building area of 150,577. Architectural Control (AC) 12-020, Tree Removal Permit (TRP) 13-008, Ortega Business Center; a request for review of preliminary design plans for a proposed driveway widening, ADA access reconfiguration, and removal of 6 trees in an existing commercial center on a 6.15 acre parcel located at 317 42 Rancho Viejo Road, generally located at the southeast corner of Ortega Highway and Rancho Viejo Road (APN 666-261-14) (Applicant: Robert Montgomery) (Project Manager: Nick Taylor, Associate Planner). H. COMMISSION/STAFF COMMENTS 1. Consideration of selection of a Working Group to review Architectural Control (AC) 12-012, Conditional Use Permit (CUP) 12-009, McDonald's Restaurant and Drive-thru for a proposed 4,600 square foot restaurant with a drive-thru and indoor play-place on a 43,604 square foot parcel located at 31822 Del Obispo Street, generally located 375 feet south of Ortega Highway (APN 668- 241-06) (Applicant: James Bickel) (Project Manager: Nick Taylor, Associate Planner). i.
