THE FACTS
River Street Marketplace, San Juan Capistrano
OVERVIEW
The proposed River Street Marketplace project is designed to be an inviting destination that builds community, connects
and respects history, reflects local values, evokes an instant sense of place, and produces a legacy of enduring pride for
the City of San Juan Capistrano. Located on what is currently the Ito Nursery site, River Street Marketplace is intended to
capture the soulful spirit of this special city, artfully blending past and present. As with any new project in a city known
for its civic pride, River Street Marketplace is generating a lot of interest and questions. Here, we are seeking to debunk
some of the myths surrounding River Street Marketplace and provide the facts for those interested in learning more.
M YTH.- l: The proposed project will be built on property that is part of the Los Rios Historic District.
FACT: The Ito Nursery property, the planned location of the River Street Marketplace, is comprised of five buildings.
The five building are not within the Los Rios Historic District, The buildings are within the Los Rios Specific Plan area,
and are only near the Los Rios Historic District. The Ito Family purchased the property in 1959 and opened the nursery in
1970. The Ito Nursery building itself is also not considered a historic structure, nor is the property deemed historic within
the Los Rios Historic District. The Ito Nursery is not on the National Register of Historic Places.
MYTI l: The proposed buildings will be oversized and will dwarf nearby properties around Los Rios Street.
FACT: The project underwent an extensive design process to ensure that the building heights at River Street
Marketplace will harmonize with the existing neighborhood. The elevation of the project and surrounding neighborhoods
were taken into account (as well as viewpoints from surrounding areas) to ensure the project aesthetically melds with
the surrounding historical areas. River Street Marketplace will encompass just five buildings, comprising a total building
foot print of 53,000 square feet. The buildings will cover only 22% of the total property. The remaining land (78% of the
property) will be used for native landscaping, open space, a pedestrian walkway, a small grove of olive trees, various fruit
trees and a parking lot made of natural materials - no ugly asphalt.
M YTH: River Street Marketplace will be a "shopping mall."
FACT: River Street Marketplace will not be a mall. In contrast to a shopping mall, River Street Marketplace will feature
an agriculture -themed, farmstead design with a focus on mature landscaping, open space and community gathering
areas. River Street Marketplace will offer varied dining options, unique retail offerings, fitness and wellness choices, and
limited creative office space. River Street Marketplace will be an inviting destination that builds community, and connects
and respects the unique history of San Juan Capistrano.

MYTH: The proposed project will change the charming and appealing environment of Los Rios.
FACT: River Street Marketplace has been intentionally and thoughtfully designed to fit seamlessly into the
neighborhood. With five carefully and appropriately -scaled buildings, architecture and landscaping that reflect the
rustic charm of their surroundings, River Street Marketplace will also feature a central green. In keeping with its rustic
environment, only 22% of the property will have buildings on it, leaving more than 4.5 acres of open space, which
will include 316 new trees. In addition, every consideration is being made to maximize the privacy and serenity of the
neighboring Los Rios District,
MYTH: The development will create blight in the Los Rios District because there will be air conditioning units,
dumpsters, and other commercial infrastructure visible in the neighborhood.
FACT: All of the infrastructure of the River Street Marketplace will be concealed or placed in areas not visible from
Los Rios Street. There will be no swamp coolers or any other commercial infrastructure elements that create unsightly
views. Even the trash enclosures will be appropriately landscaped and hidden from public view.
MYTH: The project will create significant traffic congestion and parking issues in the area will not be addressed.
FACT: There will be abundant parking on the River Street Marketplace property, including 295 stalls on a parking lot
composed of natural materials. This will help alleviate traffic congestion on Del Obispo by giving visitors and residents a
convenient option to park their cars and walk downtown, creating a more pedestrian -friendly environment. In addition,
road improvements are planned for Paseo Adelanto and Del Obispo, potentially including modifications to the signals
along Del Obispo and the addition of a roundabout on Paseo Adelanto. This will minimize non-residential traffic from
entering the Los Rios neighborhood and will help the overall flow of traffic, keeping traffic to a minimum.
